Service Terms and Conditions
1. Definitions
“Company” refers to The Strategic Staging Co.
“Client” refers to the person or organisation purchasing staging services.
“Property” refers to the address where staging services are installed.
“Furniture” refers to all furniture, décor, accessories and staging items supplied.
“Staging Period” refers to the agreed time during which furniture remains at the Property.
SECTION A – Furniture, Soft Furnishings & Decor Rental for Property Staging
2. Scope of Services
The Company provides staging services including furniture, soft furnishings and decor selection, delivery, installation, styling and rental for an agreed period. Details of the staging plan will be outlined in the Client quotation or proposal.
3. Rental Period
The standard staging period is the period outlined in the Client’s quotation. Extensions may be arranged subject to availability and additional rental fees. If the Client wishes to extend the staging period, written notice must be provided at least 7 working days prior to the scheduled furniture collection date, subject to furniture availability. Additional rental fees will apply. If we do not receive notice to extend the staging period, furniture will be scheduled for collection at the end of the agreed staging period. All items must remain at the Property until collection. If furniture cannot be collected on the scheduled date due to access issues or property occupancy, additional daily rental charges may apply, at a rate determined by The Strategic Staging Co. If the Property is sold or let during the staging period, the Client remains responsible for ensuring access for furniture collection at the agreed time.
4. Early Removal
If the Client requests the removal of furniture before the end of the agreed staging period, the full staging fee remains payable and no partial refunds will be issued.
5. Ownership of Furniture
All furniture, soft furnishings and decor supplied as part of a staging rental remains the property of the Company at all times.
· The Client may not remove furniture, soft furnishings or decor from the Property.
· The Client may not move items to another location.
· The Client may not sell, alter, loan or dispose of any items.
6. Access to Property
The Client must provide safe and reasonable access to the Property for delivery, installation and collection.
7. Care of Furniture, Soft Furnishings and Decor
The Client must ensure furniture, soft furnishings and decor are kept in reasonable condition during the staging period.
· Items should not be excessively used.
· Items should not be damaged or altered.
· Items should not be exposed to conditions that may cause damage.
Furniture supplied for staging purposes is intended solely for presentation and marketing of the Property. Unless otherwise agreed in writing, staging furniture must not be used for regular living, sleeping, or commercial purposes.
The Client is responsible for ensuring that all occupants, guests and third parties are informed that staged items should be used only in an appropriate and reasonable manner and in accordance with their intended purpose. The Company shall not be liable for any injury, loss, or damage arising from misuse, inappropriate interaction with, or tampering of staged furniture or accessories.
8. Damage or Loss
The Client is responsible for any damage, theft or loss of staging furniture during the rental period. The Company may charge for repair, replacement or cleaning where necessary.
The Strategic Staging Co. is not responsible for damage to staging furniture or décor caused by contractors, tradespeople, cleaners, estate agents, tenants, or other third parties accessing the Property during the staging period.
The Client acknowledges that staged properties are typically vacant and accepts responsibility for ensuring the property remains secure throughout the staging period.
9. Insurance
The Client must ensure that the Property is appropriately insured, including adequate contents insurance for the duration that any Company belongings remain on site. The Company is not responsible for damage or loss caused by tenants, visitors, contractors, pets, misuse, or any other third party. In the absence of appropriate contents insurance, the Client shall be liable for the full cost of repair or replacement of any damaged or stolen items.
SECTION B – Furniture Purchase for Airbnb / Serviced Accommodation
10. Scope of Services
For furniture purchase projects the Company may provide furniture sourcing, design planning, delivery, installation and styling.
11. Ownership and Selection of Furniture
Ownership of purchased furniture transfers to the Client once full payment has been received.
The Client confirms that they have reviewed and approved all selected furniture and are satisfied that they are suitable for the intended use and type of Property. The Client acknowledges that the Company does not provide advice in relation to insurance requirements, regulatory compliance, or property-specific usage standards. It is the Client’s responsibility to ensure that all items are appropriate for their intended purpose and comply with any applicable insurance policies, licencing conditions or legal requirements. The Company shall not be liable for any loss, damage, or claims arising from the Client’s selection or use of furniture that is unsuitable for the Property or its intended use.
12. Product Variations
Furniture items may occasionally vary from those shown in proposals due to supplier availability. Substitute items of similar style and quality may be used where necessary.
13. Delivery and Installation
Delivery timelines are estimates and may vary due to supplier availability or logistics. The Company will make reasonable efforts to complete installations within agreed timeframes.
14. Returns and Exchanges
Furniture purchased for the Property is generally non-returnable unless damaged or defective on delivery. Damage should be reported within 48 hours.
15. Supplier Warranties
Where applicable, manufacturer warranties will be passed on to the Client. The Company is not responsible for manufacturer defects beyond those warranties.
16.Fire Risk
For all rental properties, it is the Client’s responsibility to obtain a fire risk assessment and to determine the appropriate fire safety requirements, including whether Crib 5 or other fire-retardant standards apply to upholstered item.
17.Moodboard Designs
For projects where furniture is purchased, the Company will provide up to three moodboard iterations. Any further revisions beyond this allowance may be subject to additional charges, agreed in advance with the Client.
SECTION C – Staging Consultations
18. Scope of services
A staging consultation provides professional advice and recommendations for improving the presentation of a property. This may include guidance on layout, furniture placement, décor, repairs, and styling suggestions. Unless otherwise agreed in writing, consultations do not include physical staging, furniture supply, installation, or hands-on styling.
19. Implementation responsibility
All recommendations provided during a consultation are advisory in nature. The Client is solely responsible for implementing any suggestions and for ensuring that any work carried out at the property is completed safely and by appropriate professionals where required
20. Consultation fees & payment
Consultation fees are payable in advance and are non-refundable once the consultation has taken place, even if the advice is not implemented. The consultation fee may be credited toward a full staging package at our discretion if booked within 28 days.
SECTION D - Decluttering Service
21.Scope of services
The Decluttering Service is designed to reduce visible clutter and improve the overall presentation of a property using the Client's existing belongings. The Service includes decluttering of visible surfaces only; light rearrangement of existing furniture where appropriate, boxing and consolidation of small items (e.g. ornaments, loose accessories) to minimise visual clutter. This service is a surface-level reset intended to improve presentation and does not constitute a full home organisation.
22.Exclusions
The following services are not included unless expressly agreed in writing:
- waste removal, disposal or donation handling
- storage, transportation, or off-site organisation of items
- deep or detailed organisation of cupboards, drawers, wardrobes or storage areas
- cleaning services
- supply of storage solutions, accessories or furniture
23.Client Responsibilities
The Client agrees to:
- ensure clear and safe access to all agreed areas
- remove or securely store valuables, confidential documents and fragile items prior to appointment
- be present during the service or provide clear written instructions regarding any item handling preferences
- retain full responsibility for all decisions relating to the retention, relocation or disposal of belongings.
All items handled as part of the service will remain within the property unless otherwise agreed.
25.Item Handling & Boxing
Small items may be boxed, grouped or repositioned to reduce visible clutter. While reasonable care will be taken:
- the Company is not responsible for pre-existing damage or wear and tear
- the Company is not liable for loss or damage to items unless caused by proven negligence
- boxed items will remain on-site and may not be itemised.
SECTION E - Photoshoot Styling Service
27.Scope of Services
The Photoshoot Styling service is designed to prepare properties for marketing photography and video, enhancing visual appeal for listing purposes.
Services include: styling of agreed rooms using supplied accessories and decor; light styling throughout remaining areas using existing property features where appropriate; strategic styling tailored to the target buyer demographic; placement of cushions, throws, accessories and decorative items; final styling adjustments prior to and during photography where required; same-day installation and removal of all styling items.
This service is intended for temporary styling during media capture and does not constitute full home staging or furnishing.
28.Styling items & usage
All accessories, soft furnishings and styling items supplied by the Company remain its property at all times:
- items are provided on a temporary basis for the duration of the photoshoot only
- same-day removal is included unless otherwise agreed
- the Client is responsible for ensuring items are not used, removed or interfered with outside of the agreed service period.
Charges may apply for any loss, damage or excessive wear beyond normal use.
29.Client Responsibilities
The Client agrees to:
- ensure the property is clean, accessible and ready for styling upon arrival
- ensure all bedding is either freshly washed or completely removed from the bed, so it can be dressed efficiently
- complete any agreed decluttering or preparation in advance of the appointment
- provide clear access and confirm photography timings in advance
- ensure no unauthorised persons interfere with styling items during the service.
Delays in readiness may impact the level of styling achievable within the booked time.
30.Access & Timing
The Client must ensure timely access to the property aligned with agreed photography schedules so that styling is delivered within the booked timeframe.
Delays, restricted access or changes to shoot schedules may reduce service delivery or incur additional charges.
SECTION F – General Terms
31. Items Purchased
The Client assumes full responsibility for all purchased items from The Strategic Staging Co. including their safe and proper use. Purchased items become the responsibility of the Client once installed unless purchased after a rental period, in which case they become the Client’s as soon as the invoice is received. The Client is responsible for any loss, damage, theft, fire damage or repair required to purchased items once ownership has transferred. The Strategic Staging Co. can assist in providing replacement items, at a cost. All items are non-refundable unless damaged or faulty at point of installation, and we must be notified of any quality issue within 3 days of installation
32.Securing of Furniture
The Client acknowledges and agrees that certain items of furniture may require securing to walls or other structures to ensure stability and safety, particularly in properties used for short-term letting or by multiple occupants.
Unless expressly agreed otherwise in writing, the Company does not secure furniture to walls or structures. The Client shall be solely responsible for assessing whether any furniture requires securing and for ensuring that any such securing or fixing is carried out properly, safely, and in accordance with all relevant laws, regulations, and safety guidance.
The Client further agrees to follow any instructions or guidance provided by the Company in relation to the use or placement of the furniture.
The Client shall ensure that all occupants, guests, invitees, and third parties at the Property use the furniture safely and do not interfere with, remove, or tamper with any safety fixings.
The Company shall not be liable for any loss, damage, injury, or claims arising from:
(a) any failure to secure furniture where required;
(b) any inadequate or improper securing carried out by or on behalf of the Client; or
(c) misuse of the furniture or interference with any safety fixings by occupants, guests, or third parties.
This exclusion of liability includes, without limitation, any such incidents occurring during property viewings or inspections where prospective purchasers or other visitors interact with staging furniture.
Nothing in this clause shall exclude or limit the Company’s liability for death or personal injury arising from its negligence, or for any other liability which cannot be excluded by law.
33. Property Access & Safety
The Client must ensure that the Property is safe, clean and accessible at the time the service is due to be carried out. The Strategic Staging Co. reserves the right to delay, terminate or reschedule services if the Property presents safety concerns or is not ready for staging or consultation. This may incur additional costs.
34. Design decisions
The Strategic Staging Co. retains full discretion over furniture brands, styling choices and design selections used within staging projects.
Furniture or décor items supplied as part of the design are not returnable or changeable on the basis of personal taste or aesthetic preference.
Furniture will be positioned to optimise the visual presentation of the property, including for marketing and photography purposes.
35. Third-Party Interference
The Strategic Staging Co. is not responsible for any changes made to the placement of furniture or décor by estate agents, property owners, tenants, contractors, or other third parties once installation has been completed.
36. Photography and Marketing
The Company may photograph and video staged properties and the Client grants The Strategic Staging Co. permission to use photographs of the staged property for marketing, social media, and portfolio purposes including after the property has been sold or let.
37. Liability
The Company will take reasonable care during installation but is not liable for indirect losses, property sale outcomes, or delays caused by third parties.
Under no circumstances shall The Strategic Staging Co. be held liable for any direct, incidental, consequential, indirect or economic damages including and without limitation damages for loss of revenue or loss of profits. In no event shall any loss or damage arising from or related to the subject of this contract exceed the amounts paid to The Strategic Staging Co. under this agreement.
38. No guarantee of sale or rental value
While staging advice is intended to improve a property's presentation and market appeal, The Strategic Staging Co. cannot guarantee the sale price, rental value, or speed of sale of any property.
39. Payment Terms
Payment is required before the service takes place and will be detailed in the Client quote/invoice. A confirmed date for the service to take place will not be booked until full payment is received.
40. Cancellation/re-scheduling
If a booking is cancelled after preparation has commenced (24 hours after payment), no refund will be issued. The value of the booking may instead be transferred to a new property and must be utilised within one (1) month of the original booking date. The only exclusions to this policy are the “decluttering” and “consultation” services, for which no inventory is prepared or dispatched. In such cases, cancellations made within 7 working days of the scheduled service are non-refundable but may be transferred to another property or rescheduled date, to be used within one (1) month.
For furniture staging for sale services (rental of furniture/soft furnishings/decor) or furnishing services (Serviced Accommodation) - re-scheduling of the agreed staging/installation date will be subject to a £250 fee each time the date is moved if changed less than 7 days before the installation date.
If, upon arrival to carry out staging furniture installation (including staging for sale with furniture, soft furnishings and décor, or the purchase and installation of furniture for rental properties), the Property is not ready, inaccessible, or deemed unsafe (including but not limited to incomplete building works, unfinished flooring such as carpets, or other conditions preventing safe or effective installation), and the Company is delayed, unable to proceed, or required to return at a later date, a fee of £1,500 will be charged to the Client.
The Company will allow a grace period of up to one (1) hour for issues such as missing keys, access difficulties, or minor site condition issues (including building mess) that temporarily prevent the commencement of works.
For all other services, including decluttering, photoshoot styling, and consultations, where the Company is unable to access the Property as scheduled, a fee of £200 will be charged to the Client.
41. Force Majeure
The Strategic Staging Co. shall not be liable for delays or failure to perform services due to events beyond reasonable control including but not limited to severe weather, natural disasters, transport disruption, illness, supplier delays, strikes, or government restrictions.
42. Right to Refuse Service
The Strategic Staging Co. reserves the right to refuse or discontinue services where a property is unsafe, inaccessible, or where the Client breaches these Terms. If the Client breaches these Terms & Conditions, The Strategic Staging Co. reserves the right to suspend services and recover any outstanding costs or damages.
43.Authority to Instruct
The Client warrants that they are either the legal owner of the Property or have full authority from the legal owner to engage the Company to provide staging and furnishing services at the Property. The Client further confirms that all necessary permissions, consents and approvals have been obtained. The Client agrees to indemnify and hold the Company harmless against any claims, losses, or liabilities from any breach of this warranty.
44.Third Party Suppliers
The Company may arrange for the supply, delivery, and/or installation of furniture by third-party suppliers and contractors. Unless expressly stated otherwise in writing, the Company does not manufacture or install the furniture itself.
The Company shall use reasonable care in selecting such third-party suppliers and contractors but shall not be liable for any acts, omissions, delays, or defects arising from their performance.
To the fullest extent permitted by law, the Company’s liability for any loss, damage, or defect relating to the supply or installation of furniture shall be limited to the value of the relevant goods or services supplied.
Nothing in this clause shall exclude or limit the Company’s liability for death or personal injury caused by its negligence, or for any liability which cannot be excluded by law.
45. Indemnity
The Client agrees to indemnify and hold harmless The Strategic Staging Co. from any claims, damages, losses, or liabilities arising from the use of the Property or staging furniture during the staging period, except where caused by proven negligence of the Company.
46.Variations and Amendments
Once the work/service has been completed, the client cannot ask for changes outside the agreed scope unless both parties agree to them.
47.Charity Donation
The £100 donation to Crisis UK (funding one night of emergency accommodation) applies only to full furniture staging for properties staged for sale and excludes all other services, including furnishing serviced accommodation and rental properties.
48. Intellectual Property (IP) Rights
All materials, designs, images and content provided by The Strategic Staging Co. in connection with our staging services, including but not limited to photographs, marketing materials, and branding, are the exclusive property of The Strategic Staging Co. unless explicitly stated otherwise. You may not copy, reproduce, distribute, or use any such materials without our prior written consent. Any unauthorised use may result in legal action to protect our IP rights.
49. Data Protection and Privacy
We are committed to protecting your privacy and complying with applicable data protection laws, including the General Data Protection Regulation (GDPR). By engaging our services, you consent to the collection and use of your personal data for the purpose of providing our staging services, communicating with you, and managing our business operations. We will not share your personal data with third parties for marketing purposes without your explicit consent. You have the right to access, correct, or request deletion of your personal data at any time by contacting us at hello@strategicstaging.co.uk. 50. Changes to Terms
The Strategic Staging Co. reserves the right to update or modify these Terms and Conditions at any time. Any changes will be effective immediately upon posting on our website or providing notice to Clients. Continued use of our services after any changes indicates your acceptance of the updated Terms and Conditions.
51. Governing Law
These Terms & Conditions are governed by the laws of England and Wales, and any disputes arising under them shall be subject to the exclusive jurisdiction of the courts of England and Wales.

*Crisis UK partnership: For every property physically staged for sale with furniture (excludes styling and soft furnishings services as well as purchased rental furnishing), we donate £100 from our profits to Crisis UK (registered charity no. 1082947 in England & Wales), specifically to fund emergency accommodation, housing support services and crisis intervention for people experiencing homelessness. It's estimated that the average night's emergency accommodation is between £60-£180.
